Searching for homes can be stressful, whether you are a first-time homebuyer or looking for a new house. There are a lot of things to know, like how much you should offer, what you need to do to be approved to purchase and even what you want in your next home. Going in with a plan can make things a lot easier. Our member and local real estate agent, Julie, shared four tips to keep in mind as you're looking to buy a house.  

Tip 1 – Have a clear understanding of your "Must Haves".  

When you are looking for a house, there are always things you wish you could have but might not always need. Make a list of your top five "must haves" that include things you want and need. This will help you stay focused during your search, making it easier to identify the homes that truly fit your needs and preferences. Sometimes, you may only end up with three of them. For example, when Julie was looking for a home, having natural lighting was a non-negotiable item on her wish list.   

Tip 2 – Only shop with people living in the house.   

As you look at homes, you may want to invite family or friends. While their perspectives can be helpful, it is sometimes best to not bring along individuals who will not be living in the house. You should view the home yourself and make the right decision for you and others who will be living there. Too many opinions can make the decision process even more stressful.   

Tip 3 – Do a drive-by. 

Make sure you go look at the house you are interested in before you officially tour it. As great as the online photos are, you can’t hear the sounds and see the surrounding areas. For instance, there could be a loud highway or train station close by that makes the location undesirable for you. 

Tip 4 – Think about functionality.  

Of course, you want a home that fits your style and looks nice, but you should also make sure the layout of the house works for you. Take the kitchen, for example. When you think of your ideal kitchen, how is it going to serve you? You might need a more open concept to accommodate a bigger family or extra space for a homework nook for your kids. You don't want to fall in love with just the cabinets and granite countertops. Think about how everyone will live in the space to see if it's going to be the right fit.
